The admin panel lets them drag-and-drop room types, set seasonal rates that auto-update across Airbnb, Booking.com, and Expedia, and generates the Hawaii TAT-45 form with one click. Housekeeping now spends 6 minutes per shift confirming clean rooms instead of 45 minutes reconciling spreadsheets.

Kailua’s vacation rental scene moves fast. A property manager with five condos in Lanikai was manually syncing availability across six platforms every morning at 5 AM. If a guest canceled a week out, they had to call every channel manager to free up the dates, which created a 24-hour blackout window where the same unit could be double-booked. We wrapped a REST API around their existing booking engine so availability updates instantly across Vrbo, Airbnb, and their direct site. One early morning sync that used to take 40 minutes now runs in 90 seconds, and they haven’t overbooked a Lanikai property since March.

Hawaii hotels also juggle dynamic pricing tied to events like the Kailua Lantern Festival or the Honolulu Marathon weekend. A Waikiki guesthouse owner told us their nightly rate swung $120 during marathon weekend and $40 during festivals, but their old system charged the same flat rate across every platform. We added a pricing engine that pulls event calendars and adjusts nightly rates automatically, syncing to Stripe for deposits and PayPal for refunds.
